Active Projects
I am usually working on 20+ different projects at any given time. These range from single family flips to 700 home subdivisions and everything in between.

Morningstar Apartments
Morningstar Apartments is one of my most transformative projects in Imperial, California. What started as 22 separate lots owned by four different entities near a canal—a location everyone thought was impossible to develop—became a 96-unit apartment community. Having grown up right in front of this property, I knew its potential and was determined to make something happen.
I negotiated with the owners to buy the lots that weren’t going to auction and then won the remaining parcels at a county tax sale. Once I had secured all 22 lots, I completed a rezone and general plan amendment to allow for multifamily housing. After securing competitive tax credit financing, I began construction, and we’re now on track to complete the project in November 2024.
Morningstar Apartments will provide much-needed housing in the area and represents my commitment to seeing potential where others don’t, turning challenges into thriving communities.
Heritage at Dahlia Ranch
Heritage at Dahlia Ranch is one of the most ambitious projects I’ve undertaken—a 182-acre master-planned community that will transform the landscape of Imperial, California. My vision for Heritage includes 500 single-family homes, 200 apartment units, and 14 acres of community commercial space. I’m passionate about creating a development that offers a range of housing options and amenities for families at all stages of life.
We’re currently building the first phase of single-family homes, with the rest of the project soon to follow. I’m particularly excited about the impact this community will have on the Imperial Valley, providing high-quality housing and commercial spaces that will attract new businesses and create a vibrant, thriving neighborhood.
Heritage at Dahlia Ranch is more than just a development; it’s my commitment to the future of the Imperial Valley. I’m focused on building a community where families can thrive and where people are proud to live, work, and play.

Luckey Ranch
Luckey Ranch is a 66-lot subdivision that I acquired after it was left incomplete following the 2008 recession. Originally part of a large master-planned community, the project had stalled, leaving lots with unfinished infrastructure and homes that were either abandoned or just foundations. I saw an opportunity to breathe new life into this development and purchased the lots.
Since then, my team and I have been hard at work repairing the existing infrastructure—replacing curbs, gutters, and sidewalks, and finishing the lot pads to prepare them for new homes. We’ve already sold 57 of these lots to a local nonprofit developer, who will create affordable housing for the community. I’m excited to build or remodel the remaining 9 homes, making the most of what’s already there. This project is about turning a failed development into a vibrant community asset and contributing to the region’s housing needs.
